The Twin Aire Redevelopment Plan is a comprehensive plan to transform a 140-acre former brownfield site into a mixed-use redevelopment with a purpose. Our site plans focus on unique opportunities for quality education and small business, all within a blend of affordable housing for families and seniors. Located southeast of downtown Indianapolis, Twin Aire has a rich history in invention and craft. And the city seeks to revive the community to emphasize accessibility, connectivity, and education.
Prompted by an EDA grant to complete an Assessment, Reuse, and Implementation Strategy (ARI) and a Great Place designation by Local Initiatives Support Corporation, we accomplished the comprehensive plan in four phases: discovery, visioning, synthesis, and action. We consulted with numerous stakeholders throughout the planning process, including not-for-profit partners, the neighborhood association, city committee members, and multiple focus groups. Modeling our plan after the ARI study, we included walkable blocks, diverse housing, community gathering spaces, and public services to allow better access to medical care, childcare, job training, and other community needs.
We identified goals, objectives, and guidelines alongside action steps, timeline, funding sources, and partners. And we unpacked revenues, return on investment, and job creation. Our redevelopment plan addresses important topics from gentrification to infrastructure and sets the stage for the Twin Aire community to become a center for neighbors to connect and thrive.
